Alert – Low Housing Inventory In Anne Arundel County Maryland

The inventory of available homes for sale in Anne Arundel County – which includes Annapolis Maryland – has dropped to 2,289 units at the end of November 2012. Inventory has been on the decline for several months now while sales continue at a steady pace. This slowly diminishing inventory mans there is now 4.9 months of inventory available in the county. When the real estate market has more than six month supply of homes for sale, it is generally considered a “buyer’s market”; when there is less than a six month supply of homes, it is generally considered a “seller’s market”.

As we transition from the fall selling cycle through the holidays (December is often the slowest month for real estate) and into winter, what remains to be seen is whether or not inventory will increase or decrease. It is likely that sellers have been sitting on the fence waiting to see the outcome of the presidential elections (now we know) and what will happen on the precipice of the Fiscal Cliff (we dont’ know yet).

In the fall of 2006 inventory levels increased month over month until we reached the spring market of 2007 when sales plummeted. The signal then was swift and sharp but we did not know what to make of it during the six month transition from strong sellers market to strong buyers market. Inventory in January and the months that follow leading up to the 2013 spring market could suddenly trend upward or continue to spiral downward. A downward trend should be accompanied by sales prices stabilizing and perhaps even increasing.

The Anne Arundel County waterfront marketplace has 315 active listing. The minimum asking price is $115,000, the average is $1,236,070, with a maximum asking price of $9,995,000. These homes have been on the market for an average of 307 days.

There are currently 59 Anne Arundel County Maryland waterfront homes under contract. The minimum asking price is $179,000, the average is $1,003,093, with a maximum asking price of $8,500,000. These homes have been on the market for an average of 207 days.

There were 98 waterfront homes sold in the last 90 days in Anne Arundel County Maryland. The minimum asking price was $54,900, the average was $852,383, with a maximum asking price of $4,990,000. These homes were on the market for an aveage of 180 days. The minimum sold price was $45,000, the average was $796,498, with a maximum sold price of $4,400,000 for an average sale price to original list price of 84.69%.

With about 31 waterfront homes sold per month on average over the last 90 days there is 10.2 months of inventory. It remains a buyers market for waterfront homes in Anne Arundel County.

NOAA Charts Online For Waterways Around Annapolis Maryland

NOAA Charts can be found online for waterways around Annapolis Maryland and points of interest along the South River, Severn River, Magothy River, and many other areas. The U.S. Coast Survey provides these excellent resources to explore the Chesapeake Bay – its tributaries, rivers, and creeks – online before you set out for a day sail or extended cruise to one of the many destinations you can easily reach by sail or power.

Waterfront Homes For Sale With Docks and Boat Lifts In Annapolis Maryland

Living a waterfront lifestyle in Annapolis Maryland on the Chesapeake Bay, South River, Severn River, Back Creek or Spa Creek means having a dock or pier where you can keep you sailboat, power boat, jet sky, canoe, or kayak. The ultimate luxury is to have a home where you can walk out your front door (remember the “water side” of waterfront property is the “front”, not the street side which is considered the “back”) and down to your private pier, lower your vessel into the water and head right out for some fun on the Bay.

The fishing boat (pictured below) is on an electric lift. You can see vertical PVC pipes used as guides to enter the lift when it’s down in the water and cannot be seen from the helm of the boat. The two guides in the immediate foreground are for a jet ski lift (you can see the mechanical white box below the bow of the boat on the lift).

Boat lifts come in various sizes and will support boats of substantial weight. Jet skis, power boats and even sailboats are often stored using hoists and lifts keeping them high and dry. Using a boat lift can eliminate the need for anti-fowling paint (commonly called “bottom paint”) on the vessel. Lifts are almost always electric and easy to operate providing full hull support on two rails. On the other hand, hoists can be manual (using a crank) or electric (with manual backup). An example of a private pier with a boat lift is pictured below. Piers will require electric service to operate a lift. It’s also nice to have fresh water dockside as well.

There are 392 Chesapeake Bay waterfront homes for sale for sale today. The average asking price is $1,184,155 and they have been on the market an average of 275 days. The minimum asking price for Chesapeake Bay waterfront homes for sale is $150,000 and a maximum asking price of $15,000,000.

There are 80 Chesapeake Bay waterfront homes under contract today. The average asking price is $1,001,519, and they have been on the market an average of 237 days. The minimum asking price for Chesapeake Bay waterfront homes under contract is $124,500 and a maximum asking price of $6,495,000.

In the last 90 days there were 59 homes sold on the Chesapeake Bay waterfront in Anne Arundel County Maryland. The average list price was $851,470 and they were on the market for an average of 188 days. The minimum list price for sold listings was $161,900 and a maximum list price of $5,950,000.

The average sold price for Chesapeake Bay waterfront homes in Anne Arundel County Maryland during the period was $504,000 for a 83.47% sold-to-list ratio off their original list price. The minimum sold price was $150,000 and a maximum sold price of $5,100,000. The average seller subsidy paid was $3,425 and a maximum of $30,000. Seller subsidies are typically further reduce the net proceeds paid to the seller by that amount and are usually paid at the time of closing.

If you’ve ever thought about owning a waterfront home on the Chesapeake Bay or one of the many creeks and rivers that feed into the Bay, now is an excellent time to consider making a purchase. Today there were 135 active waterfront listings from which to choose in Anne Arundel County. The average asking price was $534,885 with an average days-on-market of 171. There were 24 waterfront homes that were under contract with an average asking price of $480,617. There were also 19 waterfronts that were sold within the last 90 days. The average list price when originally listed for those homes that sold was $542,563 and the list price at the time of sale was $486,668. The list price to sold price ratio was 81.3% from the original list price!!! With a 23 month supply of homes from which to choose, buyers should be able to find steals and deals among these homes. While prices trend upward as you get closer to Annapolis, Maryland, there is something for everyone and bargins for all to be had.

So if you’re looking for deep water (4-plus feet), you’ll need paitence and will need to move on any property you find. Some docks have lifts to keep boat out of the water and some don’t.

As spring turns to summer, waterfront properties become more and more in demand. Peak interest in waterfront homes around Annapolis, Maryland is from late-April/early-May until mid-September/early-October.
